How do you tune a 12 fret guitar?

You can test it by putting some tuning liquid into the guitar. Better yet take it down to the music store and they will do it for you. It doesn't cost a lot.

I use harmonics to tune string instruments. If you have a good ear you can use open string also by listen to the sound waves. Otherwise use a digital tuner.

Assuming you mean a 12 STRING guitar (I've never heard of a guitar with only 12 frets), it's e E a A d D g G B B E E.

If it has six strings, and the nut to bridge measurement is around 25", tune it like a regular guitar - E A D G B E.
