How do I take my name off the ownership of a house?

If your house is not financed you need to file a Quitclaim deed, and your clerk of court can guide you in that. If you are financed, you need to consult your finance company, they will need to know how you will fulfill your financial obligation.

You need to take your name off the house by amending the deed. You have to take the original deed to the town office where you live and assign ownership to the other.

If you own it with another person, you can do a "not arm's length transfer". Otherwise, if you are the sole owner you must deed it to another party and that other party must accept the deed. In any case you must have any transfer recorded at the county clerk's office.

You can file a quit claim deed, which will leave the house in the name of any other co-owners. If you are the only owner, you cannot get out of the property unless it is foreclosed on (with deed going to the bank) or sold (deed goes to new owner).
