This depends on in whose name the title is. If mortgaged, the mortgage will have to be renegotiated. Some states, like my own, have community property and it may not matter in whose name the title is, the court may require it to be shared as assets. You will need some guidance in this one.

The owner of a house purchased before a marriage is the purchaser, whose name appears on the legal title. A mortgage lender also has a secured interest in the house. In some jurisdictions with community property rules, entering into a marriage may give the new spouse some assertable rights.

Once you get married, if you ever get divorced even if you bought it before the marriage you will have to pay your spouse half of all your assets. Including half the value of the house.

The house is owned by whomever bought it before marriage. If both spouses continue to pay on the mortgage, then at the divorce the non-owning spouse can demand half the equity put in. And the owning spouse can add the new spouse to the deed at any time.

Who ever owned the home before the marriage is considered the owner of the home. Unless you have allowed your partner to place their name on your deed. If the spouse assisted in payments on the home, the judge may have you pay them back some of that money.
