Where can I find a mortgage as a single mother?

Are there specific programs for single moms?

Lending institutions do not and cannot discriminate against applicants based on marital status/dependents/race/ethnicity/gender/age/etc. The only thing that matters is credit score and debt-to-income-ratio. The lender sets those standards and requirements. Your best bet is to research special community-funded opportunities in your area as well as HUD programs.

You should be able to find a mortgage at any bank or credit union that provides mortgages. They don't care about your marital or parental status. They are only concerned with whether you can pay the money back or not. Go to any bank and ask for a loan. Then find a house you can afford to buy.

It is against the law for lenders to favor any group of borrowers with regard to gender, ethniticy, marital status, children, religion, etc. There are no special "single mom" programs.

There are no loan programs that are specifically for single mothers, but there are other programs that you may qualify for. There are plenty of first time buyer programs that will offer favorable rates and may offer some flexibility. There are also some loans that are for specific areas that might fit your needs.

Lenders are required to loan money based on credit-worthiness. One's gender, marital status, number of children, religion, ethnicity and politics are not considered. The only consideration is your credit history.
