It can be written to state how property will be divided upon separation, how any joint debt will be handled, how rent deposits or home equity will be handled.

What do you want a cohabitation agreement for? If it is issue of the rent, sign a joint lease. If it an issue of finances, sign an agreement as to who is responsible for what. A "cohab agreement" is not a marriage license and will not serve as one later.

Your mother is trying to protect your assets in case the relationship does not work out. If there is not an agreement and you both split, the persons name who is on all the major documents will get everything. Also if the other person dies they can give away assets.

Cohabitating agreements are good for future disputes or disagreements. The agreement is in writing and understood by the individuals entering into the agreements made. This usually prevents doubt when it comes to civil or criminal courts because each individuals role should be outlined in the agreement.
