What are some mistakes I should look for when selling my home?

As you prepare to sell your home, look at it with buyer's eyes. If you can't do that, ask a friend or family member to do it for you. Declutter, remove extra furniture, spruce up the exterior, neutralize the interior and get new flooring. Freshen up throughout.

You need to know how to present your house best, and not make mistakes with declarations on pre-existing conditions, liens, or incumbrences. I ALWAYS suggest a realtor.

You want to declutter your home. Make sure it's clean and presentable. Make sure to change things out like lightbulbs, retouch any paint chips on the walls, oil any squeeky doors, repair any leaky faucets. Things that arent really harmful, but are annoying are what buyers are going to look at obssesively.

The main thing you should look out for when selling your own home is "creative financing" or creative verbage on the contract. You want to keep it simple.

Don't seem too anxious to sell or they will prey on your anxiety and try to lowball you. Don't let anyone know if you are having financial difficulties and make sure you know the names of everyone coming in. Thieves often use open houses to plan their next robbery.
