What are questions to ask when looking at an old house?

I am considering buying an older home.

The bones are the most important questions. Ask the owner specifically about the foundation, the plumbing, the heat and air conditioning, the roof and insullation. Ensure these things are in good working order and also disclosed properly on the Property Disclosure form. In these cases it is best to get each item inspected for damage.

1. Does the house have asbestos 2. Sewer lateral replaced 3. Electrical service upgraded 4. Insulation upgraded 5. Earthquake retrofit (if appropriate) 6. Lead based paint These are just a few of the big ones

Ask what foundation work it has had and for any proof of warranty. Ask for all history of pest control, such as termites. Ask about any water damage and flooding. Where possible, get a history of their home owner's claims, since this will show when they had severe damage and its cost to repair.
