No one can prevent you from listening to conversations within earshot. Divulging information that you should not have heard could in some cases be considered an invasion of privacy.

Yes, there certainly are. You may be able to survey "public" parts of your property without notification, you may not. Depends on local laws. You cannot "eavesdrop" on phone calls or conversations without prior notification, that is generally covered by federal law. Often, the law depends on common sense.
