Use a floor grade oil based polyurethane for the top coat after staining. Check the mahogany stain because some stains already contain a sealant so it may be unnecessary to do anything else.

Actually water based will be a better option since it dries much faster and is just as durable as the oil based. Not to mention it doesn't smell as bad so you won't spend the day airing out the house. Oil based takes forever and dust can settle in it.  add a comment

If you can purchase some that are already pre-finished because it the long run it will save you a lot of time which will save you money since you can use that time on other projects around the house or at work. At least that is what I figured out.

Well most of my ideas have already been taken lol. No one mentioned about the drying time though. You should wait 24 hours between each application. One or two coats should be enough though some experts recommend three coats but I don't think that is necessary in 99% of cases.
