You need to sit her down and have a talk with her and let her know that the current living arrangements are not working for you and that you need her to move elsewhere. Be sure to let her know the exact reasons why.

I think your initial approach should be firm, yet amicable. No matter what relationship you hope to maintain, or not, ou want to keep the crazy level down, so tell her what she needs to hear so she is not hating your guts and wanting to smash things before she leaves. After that, all bets are off.

If she is not on the lease all you have to do is tell the leasing office she is an uninvited guest.

If she is renting from you she should be treated just like a tenant. You need to give her a written thirty days notice.
